I read that there were approximately 1.6 million foreclosures in the US in 2006. Texas had the fourth largest foreclosure rate in the country. I am hearing that this is making it an excellent time to buy. I don’t understand why.

They usually sell the foreclosed houses for much less than what they are worth just to get rid of them fast and the banks no longer have to deal with them.

I want to buy a new home. Credit report states “foreclosure proceedings started”, however the foreclosure never went through. House was sold. Do not remember settlement office or even name of realtor. Happened years ago. Cannot find closing statement from HUD-1. What can I do?

Check with the Deed office…they should have a record of recordation showing the sale from you to the buyer.

I keep receiving mail for the owner from the Mortgage company. I am sure they are notices of delinquency and the house is about to go into foreclosure. Do I contact the mortgage company? My rent gets paid to a property management company, do I inform them of my concerns? I have 4 kids and love the home I rent! And if it is in foreclosure should I look for a new rental?

Call a local title company. if you are in a state where the info is public (eg Calif) they will tell you who holds the note. then you can call them. but they often wont tell you. definately talk to the property manager. if they dont do their best to find out they will be liable to you for damages.
that is your best approach.
